The Buying Process
Once you have selected your new home, the buying process begins.
- Ask Questions - Be sure all the factors that will affect your enjoyment of your new home are discussed. Be sure to get answers even if you need to speak to city planners and others sources aside from the builder.
- Inspect the location - Be sure to physically inspect the lot where your home will be. Ask about any adjacent construction or other factors which could affect your view, privacy, or enjoyment. Consider space requirements for your landscape or the pool/spa you may want.
- Options - Model homes are highly upgraded. Ask the sales agent to point out which items are included and which are optional.
- Deposit - Most builders will accept a deposit to "reserve" your selected home. You should receive a deposit receipt and a copy of the sales contract and required disclosures for you to review. Read these documents or have an attorney review them if you do not understand.
- Purchase Contract - Once you sign your purchase contract, your deposit becomes "hard". At this time you may also be asked to make decisions on structural options like fireplaces and room conversions.
- Design Center - At the design center, you will be offered choices from carpet upgrades to decorator finishes. Remember, some items are harder to upgrade after you have taken delivery of your home. Consider upgrading hard surface flooring, cabinets and countertops. Pool options are also very popular. Don't overspend in the design center; it's easy to do. Your choices will alter the purchase price. You can usually adjust your loan to cover most options. If you have a decorator, bring them to your design center appointment.
- Inspections/Walk Through - You may be offered a simple final walk through, or several to inspect the progress of your new home. Go! This is a great time to catch any errors that need correction before it's too late. Take pictures of key "behind the wall" details for future reference. If you see something during your final walk that is a significant defect, make sure that the item(s) are fixed before you take delivery and close escrow.
- Delivery - Once your new home is complete, you will complete the sales transaction. Your will generally get your keys on the day the title is recorded in your name.
